There are separate EPC formats for New Build Dwellings and Commercial Buildings, but all have similar features.<\/p>\n<p>The energy rating of dwellings uses software derived from the Standard Assessment Procedure (SAP), a government approved methodology. Existing dwellings are rated using Reduced Data SAP (RdSAP) which is based on a property inspection, rather than consulting a building plan and specification.<\/p>\n<\/div><div  class=\"ui--tagline-box-wrapper ui--animation clearfix\"><div  id=\"tagline-1\" class=\"ui--tagline-box ui-row clearfix ui--tagline-box-custom-color radius-3px\" data-responsive=\"{&quot;css&quot;:{&quot;min-height&quot;:{&quot;phone&quot;:&quot;auto&quot;,&quot;tablet&quot;:&quot;auto&quot;,&quot;widescreen&quot;:&quot;&quot;}}}\"><div  class=\"ui--tagline-background-container ui--tagline-background-overlay radius-3px\"><\/div><div  class=\"ui--tagline-background-container ui--tagline-background-image radius-3px\"><\/div><div  class=\"ui--tagline-content\"><div class=\"ui-row row\">\n <div   class=\"ui-column span8\"><div class=\"auto-format ui--animation\"><p>The energy rating of dwellings is expressed on a scale of 1 to 100, the higher the better, and the ratings are grouped into eight bands from A to G, where A is the highest efficiency. This is a similar system to the energy rating of electrical &#8220;white goods&#8221; and new motor vehicles.<\/p>\n<p>The current average energy rating for a dwelling in the UK is band E, whereas a newly built dwelling, built to the latest building regulations, might achieve band B.<\/p>\n<\/div><\/div> \n\n <div   class=\"ui-column span4\"><div class=\"ui--image-wrap clearfix\"><img loading=\"lazy\" decoding=\"async\" width=\"430\" height=\"200\" src=\"https:\/\/craig-dea.co.uk\/cms\/wp-content\/uploads\/energy_chart.jpg\" class=\"ui--image ui--animation\" alt=\"\" title=\"energy_chart\" id=\"ui--image-2\" srcset=\"https:\/\/craig-dea.co.uk\/cms\/wp-content\/uploads\/energy_chart.jpg 430w, https:\/\/craig-dea.co.uk\/cms\/wp-content\/uploads\/energy_chart-300x140.jpg 300w\" sizes=\"auto, (max-width: 430px) 100vw, 430px\" \/><\/div><\/div> \n\n<\/div> \n<\/div><\/div><\/div><div class=\"auto-format ui--animation\"><p>The EPC displays a second rating called the Environmental Impact Rating.
